- Weekend: Minimum party size for a Saturday or Sunday is 80 adults, maximum size is 140 people (this is a hard number). A maximum eight-hour window of time is available for your celebration (to be planned between 3pm and midnight).
- Midweek: Minimum party size for a Monday or Thursday event is 30 adults, maximum size is 100 people. A five-hour window of time is available for your celebration (to be planned between 3pm and 9pm), and optionally and at an additional charge, you may add an hour for a large-size bonfire as the finale of the evening (wrapping up by 10pm the latest).
- Optional: The venue fee does not include the weather dependent setup and monitoring of a large-size bonfire ($750), or the setup, lighting and cleanup of paper bag luminarias leading from the carriage barn to the bonfire on Spring Hill ($250).
Sales tax & gratuity: the venue fee and all services are subject to 8% sales tax. Bar and catering fees are subject to 20% gratuity.

The 1851 Carriage Barn
Uniquely curated event spaces for your dinner and dance party in our boldly redesigned wooden carriage barn, flanked by a graveled outdoor courtyard.
The Pine Grove
The ultimate ceremony spot. The tall pine trees sit at the edge of our 30 acres forest, creating the majestic feel of a natural cathedral.
The Hilltop Pavilion
Our 40×30 ft oak wood pavilion offers a lovely mountain vista, and is the perfect spot for a classy cocktail hour, or for a roofed ceremony during rainy weather.
Two Ready Rooms
The couple (or wedding party) may use two rooms and a bathroom at the Captain’s House (the residence that is part of the property) to get ready.
The Lush Estate
Enjoy the lily ponds, old stone walls, rambling brook, rolling meadows, forests and mountain views which are all part of our expansive estate.
The Secret Garden
Capture your First Look or formals in our Secret Garden, a sheltered oasis of perennials.

We are here to help you! Coordination during the wedding day is included, as is year-round availability for site visits, and answers to all your questions along the way.

An extensive, detailed and well-curated list of vendor recommendations makes finding your external vendors easy and fun.
Courteous, Helpful Staff
Our service staff offers warm and genuine hospitality, setting up and breaking down, welcoming and guiding all guests, and keeping things tidy.

Time for a Ceremony Rehearsal
We’ll make time during the Friday previous to your wedding day to drop off items and have a ceremony rehearsal.

Get your guest list and seating plan worked out easily on our online planning platform, in collaboration with our caterer and venue director.

Two Carts with Drivers
Our two 6-person carts with drivers are available from the moment guests arrive for the festivities until the end of the wedding day, driving anyone anywhere on our estate.
AC & Heating in the Barn
Our warm-air furnace and air-conditioning systems always keep the barn comfortable, even on a chilly fall evening or during a heatwave.
Beautiful, spacious, fully integrated, real restrooms inside the barn, with separate sections for the ladies and the guys.
Secure Backup Power
A total of 400 amps for your event, and our standby generators offer fully automated backup power in the rare case of a blackout.
WI-FI and Phone Access
With WI-FI in and around the barn and a phone line freely accessible, you and your guests stay connected to “the real world.”
All Dinner Chairs & Tables
Beautiful wooden, white-washed dinner tables and cushioned dinner chairs are available to seat your guests for dinner: inside the barn, or out on the courtyard.
On-Site Parking Area
Your guests arrive at our parking area through a forest road on our property. There’s parking space for up to 60 cars.
Vintage Ceremony Chairs
140 vintage wooden folding chairs will be set up for your ceremony at our pine grove, in any configuration you’d wish.
Inhouse Audio System
Four Behringer Eurolive speakers are installed in each corner of the dance floor. (Of course, deejays are welcome to bring in their own gear as well.)
All is beautifully lit: with color changes and vibrant hues inside the barn, and hundreds of warm glowing lights all around our property.
All Outdoor Furniture
A range of outdoor furniture: benches, chairs, side tables, a lounge set, and Adirondack chairs, at the pavilion, bonfire pit and courtyard.
Portable Audio Systems
Two portable sound systems with mics for amplification in the pine grove, and for background music in the pavilion.
A Fully Outfitted Bar
The carriage barn offers a large, stylish, well-equipped bar with white stone bar top and back shelves, and gorgeous lighting.
Second Bar on Spring Hill
Second permanent bar with white stone bar top at the Hilltop pavilion, used during guests arrival and cocktail hour.
Plenty of Time to Celebrate
You may set an 8-hour time window for your Saturday or Sunday celebration, and a 5-hour window on Monday or Thursday.
Setup & Cleanup is on Us
We want you to have a carefree celebration from start to finish. So we’ll do all the setup and cleanup.
Bonfires at our place are large and spectacular. Setup, lighting, and monitoring of a large-size bonfire: $750
Paper bag luminarias
Setup and lighting of a meandering line up of flickering luminarias leading up to the fire pit, creating a magical, guiding path: $250

What’s not included:
TablewareTableware (plates, glasses, silverware) gets rented for the event, fully tailored to your preferred style and color scheme. Rentals usually start around $7 per person and upwards, and are organized for you by Ate O Ate Catering.
For your choice of entertainment, florists, stylists, photographers, transportation options and more, our independent and reliable Green List is made available exclusively to couples who have their wedding at our place. It offers an extensive, wide range of great vendors, guiding you to all the best our area has to offer.
